A rare opportunity to buy a scenic Perthshire loch and woodland has arisen, with the chance to boost the native red squirrel at the same time.
Laird's Loch and its surrounding mainly native woodland, 4.2 miles south east of Coupar Angus, is on the market for offers over £175 000.
It will prove attractive to those keen to snap up their own tranquil corner of Perthshire while helping to maintain its conservation and biodiversity richness.
The 24 hectare site contains a SSSI designation for aquatic plants and regionally important acidic mires and currently has eligibility under the Forestry Grant Scheme to operate red squirrel conservation programmes.
Marketed by DM Hall, the loch and woodland close to the Perthshire/Angus border contains a parking bay and can be accessed on foot.
Interspersed with established walking paths, it also provides the opportunity for responsible angling, with a commercial stocked trout fishery being operated in the past.

Previously known as Hallyburton Estate Community Woodland, the site within the Sidlaw Hills enjoys picnic areas, walking routes and access to North Ballo Hill.
A ruined boathouse points to previous water transport, most likely for fishing, with the boathouse- currently inaccessible for safety reasons- requiring repair if it is to be used in future.
Jennifer Campbell of DM Hall said: “Laird’s Loch represents a truly exceptional opportunity to acquire a large, high quality amenity woodland and loch in an extremely scenic and tranquil setting.
“Opportunities of this nature, particularly those with SSSI designation and established access, are increasingly rare.”
